Warmington Properties is a vertically integrated company with a capacity for development, acquisition, asset management, construction management and finance. It provides its investment partners with an efficient platform for generating long-term stable returns.
Development – Since 2000, Warmington Properties has aggressively pursued multifamily development opportunities within the Western United States. During that time, WPI has built 10 projects for a total of 2,036 new units. Warmington continues to pursue multifamily development opportunities in both Nevada and California and more recently began developing industrial property in California.
Value Add Strategy – Our value-add strategy is grounded in sound investment thinking and practical underwriting. By implementing strategic upgrades across all aspects of the property, we’re able to create value for our tenants which translates into higher, more stable yields for our investment partners and ourselves. We focus on properties in quality submarkets, demonstrating solid real estate fundamentals over the long term.
Our underwriting parameters are clearly defined but flexible enough to allow us take advantage of a broad array of market opportunities. Through efficient collaboration between departments and proactive asset management we’re able to achieve an efficient execution of our business plan.
MARKET SELECTION
In adherence with our core value, the protection and growth of assets and their underlying income streams; WPI invests in markets that demonstrate historically stable real estate fundamentals, are supported by solid demographics, and have strong, pro-business economies with the potential for stable growth over longer periods of time. Ultimately, we want to invest in markets well positioned to outperform.
Once a decision has been made to invest, we continue to monitor supply and demand, job growth and the relative affordability of the market. We use our ongoing analysis, as well as our investment experiences to further inform future investment decisions.
